## Signs exempt from permit in Boca Raton

## Sign plan & submission notes

- A master sign plan is required for a nonresidential development that is designed for multiple occupancies
- All signs shall comply with the approved master sign plan; no sign permit shall be issued until the master sign plan for the development is submitted and approved, and the sign or sign modification proposed is determined by the city manager to be in compliance with the approved master sign plan
- When a new site plan or site plan amendment is approved for a property where a master sign plan is required, approval of a new master sign plan or amendment to an existing master sign plan shall be required prior to installation or alteration of any signs
- After any ground signs shown on an approved site plan have been installed and inspected, installation of new ground signs and alterations (including changes in location) of existing ground signs may be authorized through an amendment to the master sign plan, without requiring a site plan amendment, so long as the sign changes and any changes to the site proposed to occur contemporaneously would not otherwise require a site plan amendment
- Sign criteria for multiple-occupancy nonresidential developments approved prior to May 27, 2020, shall have the same force and effect as a master sign plan; any application for an amendment of said sign criteria shall be processed as an application for a new master sign plan
- Master sign plan approval is by the Community Appearance Board (CAB) pursuant to Sec. 24-34
- An alternative identity sign design in a multiple-occupant development shall be consistent with the applicable approved master sign plan and shall be subject to and effective only upon the approval of a master sign plan or amendment thereto; for multiple-occupancy developments without an approved master sign plan, an application for any alternative identity sign design must be accompanied by a proposed master sign plan
- An architectural sign in a multiple-occupant development shall be consistent with the applicable approved master sign plan
- Sign variances may be granted by the CAB when the strict application of the requirements creates an undue hardship, provided no variance permits a sign or sign structure expressly prohibited by section 24-6 or alters any procedural requirement; criteria include special unique conditions, undue hardship, minimum variance necessary, no adverse effect on character, and not contrary to public interest
- Sign variance applications are reviewed by the city manager and decided by the CAB pursuant to Sec. 24-35
