## Sign plan & submission notes

- An overall sign plan is required under Section 12‑3(2): whenever a building, lot, or group of continuous buildings are under common ownership or control and contemplate more than one sign, an overall sign plan must be submitted.
- All signs (other than those listed as exempt in Section 12‑5) must be submitted with detailed designs to the Department of Community Development for referral to the Architectural Commission, which serves as a de facto sign‑plan review and approval process for each application.
- For any sign requiring a permit, the sign permit application must include: location maps, photographs of existing signs, and detailed drawings showing location, design, size, materials, colors and placement, plus a statement and exhibit specifying the area of principal street exposure and aggregate size of all existing signs on the lot and building. This effectively creates a site‑specific sign inventory/plan for review.
- If the proposed sign does not conform to the sign regulations, the applicant may either amend the application or request a variation to be considered by the Architectural Commission. Variation requests must be filed with the Department of Community Development, which forwards them to the Architectural Commission within 30 days; the Commission conducts a public decision process and issues findings.
- The Architectural Commission may continue its hearing and make recommendations for changes to the sign plans to effect compliance with the standards and criteria; the applicant may accept or reject these changes in writing, in which case the application (and associated sign plan) is deemed amended or left as originally submitted for a final decision.
- Construction site sign applications are processed and approved/denied by the Community Development Department based on a submitted construction‑sign packet that includes a site plan and rendering of the sign (size, text, colors, dimensions, and installation date), functioning as a limited sign plan for construction signage.
- Temporary commercial and office real estate signs intended to remain longer than 3 months, and multifamily residential real estate signs intended to remain longer than 3 months, require Architectural Commission approval of their design and duration, which entails plan‑level review rather than purely administrative approval.
