## Sign plan & submission notes

- A Master Sign Plan is available only for a development containing multiple buildings on a single parcel or multiple buildings on separate contiguous parcels; it is not available for a single lot or parcel containing a single principal building.
- An applicant for a qualifying multi-building development may file an application for a Master Sign Plan to reallocate aspects of on‑premise sign area and to increase the number or size of individual signs within the limits of the zoning district standards in §157.409(D)(1). The Plan Commission may not approve signage that exceeds the maximum height standards.
- A Master Sign Plan application is reviewed by the Plan Commission as a Primary Development Plan; the specific review criteria in §157.409(D)(5)(c) apply instead of the general criteria in §157.301.
- To approve a Master Sign Plan, the Plan Commission must find that: (i) the application reflects an overall sign program of a consistent architectural design; (ii) the requested signage will not create an adverse impact on adjacent County or Fort Wayne residential or office zoning districts; and (iii) no sign is requested with a maximum height greater than otherwise permitted by §157.409(D)(1).
- If a proposed sign package does not meet the criteria for Master Sign Plan approval, a request to permit signs not otherwise permitted by §157.409 may be submitted to the Board of Zoning Appeals as a variance of development standards under §157.503(E).
- For uses approved by the Board of Zoning Appeals, sign regulations are as specified in the Board’s written decision; if the decision is silent on signs or some aspects of signs, the base zoning district sign regulations apply.
- For development plans approved by the Plan Commission under §157.301, sign regulations are as specified in the Plan Commission’s written decision; as part of Development Plan approval under §157.405(B), the Plan Commission may waive or modify certain sign design standards, but where the decision is silent, the base zoning district standards apply.
