- Master Sign Plan (MSP) is optional and may be submitted for: multiple-tenant commercial, office, employment, or multi-family uses; a multiple-building complex for a single commercial/employment use exceeding 8 net acres; stand-alone office/employment buildings exceeding 100,000 square feet; indoor or outdoor entertainment and recreation uses; hospitals; schools; hotels/commercial lodging with at least 125 guest rooms and a full-service restaurant or conference/meeting rooms; regional retail shopping malls; religious assemblies exceeding 1.5 acres; and other similar uses subject to Building Official acceptance
- Outdoor Advertising Signs cannot be included in a Master Sign Plan
- Master Sign Plan review and approval is administrative by the Building Official; conditions may be attached to ensure no material detriment to persons or property and cannot be based on sign content
- Under an approved Master Sign Plan, site development standards cannot be reduced below 50% of any minimum or increased above 150% of any maximum; signs may not reduce setbacks or be placed within the vision clearance triangle
- An MSP may request use of the larger of the Calculated Permitted Sign Budget or the Maximum Permitted Sign Budget for the site
- Approval of an MSP does not guarantee approval of all requests; after MSP approval, individual sign permits are still required for each sign or group of signs
