Sign Plan & Submission Notes for Geneva

  • A master sign plan (MSP) may be established by the owner of a building or development containing multiple business entities. Once established and approved, every sign for the building/development must conform to the approved MSP.
  • Applications for approval of a MSP may be submitted for review and approval concurrently with the submittal of permit applications for proposed individual business identification signs.
  • For properties located in a historic district, a master sign plan must be reviewed and approved by the historic preservation commission before approval by the building commissioner.
  • All signs are required to obtain a permit regardless of inclusion in an approved MSP. However, sign permits in a historic district that conform to an approved MSP do not require further review or approval by the historic preservation commission.
  • Amendments to an approved MSP require the written consent of all property owners/tenants of the building(s) involved and must follow the same application and review procedures.
  • After MSP approval, all new sign permits for the property must conform to the plan; the MSP remains effective with changes in property ownership.
