Prohibited Signs in Cibolo

  • No land or building shall be used or occupied for a use which will in any manner create an unreasonable potential hazard to the general public, health, safety and welfare, as, for example, but not by way of limitation, any dangerous, injurious, noxious or otherwise objectionable fire, explosive, radioactive or other hazardous conditions; noise or vibration; smoke, dust, odor or other form of air pollution; heat, cold, dampness, movement of air, electrical or other disturbances; glare; or liquid or solid wastes in a manner or amount not conforming to the appropriate performance standards of this UDC. (4.4.8)
  • No building, structure, or land shall hereafter be used or occupied, and no building or structure or part thereof shall hereafter be erected, constructed, reconstructed, moved, or structurally altered except in conformity with all the zoning regulations herein specified for the District in which it is located. (4.4.5)
  • The use of land, buildings and other structures, wherever located, shall be established and conducted to conform to the environmental performance standards in Article 7 (including for noise, heat, light/glare, dust, smoke, odors, vibration, storage, etc).
  • No building permit or certificate of occupancy shall be issued except where the provisions of this ordinance have been complied with. (1.10.E)
  • No oversight or neglect on the part of any City Official or employee of the City shall legalize, authorize, or excuse the violation of any of the provisions of this ordinance. (1.10.F)
  • It is not permitted to erect, construct, proceed with, enlarge, move, improve, alter, repair, convert, extend or demolish any building or structure or cause the same to be done in any zoned district without first applying for and obtaining a building permit. (1.10.C)
  • No permit may authorize a violation or cancellation of the provisions of this UDC unless it is lawful and conforms to requirements or a variance. (1.11)
  • All development must comply with all other applicable requirements of any municipality, county, district, State or Federal agency having jurisdiction. (1.7.C)
  • No sign, fence, wall, structure or obstruction which will obstruct the driver's view of traffic approaching the intersection shall be placed in the sight triangle (See 18.14).
  • No form of outdoor display and storage is allowed in required side setbacks or buffer yards, in the public right-of-way, or at least fifteen feet from the back edge of the adjacent curb or street pavement, and outside of any required landscape area. (9.3.4)
  • No signs, illumination, flags, or advertising may be placed on a Wireless Communication Facility (WCF) or its antennas/towers unless required by City, FCC, FAA, or other authority (Article 11.1.3 D, N, O).
  • All applications for building permits, site plans, plats, etc., must be administratively complete or will not be processed (see 20.2.2, 20.3, 3.2).
  • It is prohibited to operate or construct a temporary wastewater system (e.g., pump-and-haul) in the City or ETJ except in emergencies with City authorization (20.3.20).
